April to June and September - £800 per week.
July and August - £1,100 per week.

Please note that we may change these prices at our discretion so this information cannot be relied upon until your booking is confirmed.
The changeover day is generally Friday (other days by arrangement).
Weekends/long weekends by arrangement.

Up to two well behaved dogs who will be content to stay downstairs are generally allowed by prior arrangement.

Terms and conditions
In these additional terms and conditions “you” means all of the persons listed on the booking form as the guests; “we”/“us” means the owner of Bracken Cottage:

(1) Bookings are only confirmed and the contract is made when both the completed booking form and the required deposit (or, if the booking is made within 6 weeks of commencement of your holiday, the full amount) are received and we issue a confirmation and receipt. All of the persons on the booking form are liable for the booking and for any damage to the cottage, its fixtures, fittings and inventory or our garden and the person or persons signing the booking form are signing it as their agents/attorneys.

(2) Only the persons stated on the booking form have a licence from the us to occupy the property for holiday purposes only. Bookings are not transferable in their entirety to another group of persons other than by arrangement, but the details of some of the guests can be altered at an additional charge of £15 per alteration.

(3) A deposit of £100 is required to secure a booking. Deposits are not refundable.

(4) The balance of full payment is due 6 weeks prior to arrival. If we do not receive the balance, we will try to re-let the cottage. If we are unable to re-let the cottage or we can only re-let it at a lower price, you will be liable for the balance of the rental payment that you had contracted to pay.

(5) You are expected to ensure that the cottage is kept clean and tidy throughout your stay and is left in a clean and tidy condition for the next arrival. If the cottage requires more than superficial cleaning after your departure, we will levy a charge of £50 for cleaning. Rubbish collection day is Friday so all black and recycling bags should be left by the front gate (inside the gate - otherwise the ponies might get it) on Thursday night. The front gate should be generally kept closed because otherwise ponies and cattle may wander in and destroy the garden.

(6) Please report all breakages as soon as they occur so that we can replace the items for our next guests. Please check the inventory on arrival and report any discrepancies or damage on the date of arrival or as soon as any damage did or should have become apparent. We reserve the right to charge the cost of replacement of any breakages. If you lose a key, we will charge you £10 for a replacement.

(7) You can only play music within the cottage and it should not be audible outside.

(8) We will provide you with linen (your beds will be made on arrival) and towels (all of which remain our property). If you use our beds without linen, we reserve the right to charge you for the cost of cleaning of the mattress, pillows and duvet.

(9) If we have allowed you to bring a dog or dogs you have to ensure that only such dogs as are stated on the booking form are brought onto the property and all dogs:
- are clean and up-to-date with any flea prevention treatments;
- stay downstairs;
- do not go on any of the sofas or beds;
- do not chew any of the furniture or dig up the garden;
- are not left unattended at the property at any time; and
- do not disturb our neighbours.
Dog poo rules: pick up all dog poo in the garden. If you discover existing dog poo on your arrival, please let us know and we will pick it up, otherwise we are entitled to assume that all dog poo in the garden belongs to your dog or dogs.
If we discover any dog poo in the garden or dog hair upstairs or on the sofas or beds upon your departure we will charge you £100 for cleaning. If your dog damages any of our inventory or fittings or the garden, we will charge you a reasonable price for the cost of putting things right. If we discover that your dog has been left unattended, we reserve the right to ask you to leave the cottage immediately.

(10) Arrivals are permitted only after 4pm on the arrival date stated in the booking confirmation, and you have to leave before 11 am on the date stated in the booking confirmation (please enquire about a later departure - if no-one is expected to arrive on you departure date we are generally happy for you to stay a few hours longer). Please let us know when you are planning to leave so that we can come over for a handover.

(11) We reserve the right to access the cottage at any reasonable time for the purpose of repair or inspection.

(12) We reserve the right to terminate this contract and to ask you to leave the cottage immediately if you are, in our opinion, behaving in a way that is disturbing us or our neighbours or if you have or are likely to cause damage to the cottage, its fixtures, fittings and inventory or our garden.

(13) Whilst we have taken all reasonable precautions to make the cottage safe and to describe the property to the best of our ability, you hereby agree that you will not seek to recover from us on any basis, whether in contract or in tort or in misrepresentation or claim that we are liable to you for any type of loss or damage to your property. We do not accept any responsibility whatsoever for the safety of your pets. We do not accept any liability or responsibility for any alterations, delay or cancellation or any other loss or damage caused by war, civil strife, terrorist action, industrial disputes, fire, sickness, bad weather, epidemics, acts of any government or public authorities, changes imposed by re-scheduling of airlines or any event outside of our control. If you want to have recourse to a third party for any loss described in this paragraph (13) please make sure that you carry adequate insurance. If we are unable to provide you the cottage for any reason (such as, for example, it suffering damage which makes it unsuitable for occupation), we will let you know as soon as possible and we will be entitled to terminate this contract. Our liability to you will be limited to refunding any money that you have paid us.

(14) These terms and conditions override any previous discussions that we may have had with you in relation to the property, unless any agreement which differs from these terms and conditions specifically refers to these terms and conditions being overridden.

(15) These terms and conditions and any contractual or non-contractual obligations arising in connection with the booking and use of the cottage by you are governed by English law and English courts will have exclusive jurisdiction to settle any disputes arising between us and you.
